The Aesthetic Engineer : Using CLT to Bring Warmth to Small-Scale Residential in BC

Let’s be real: most modern houses are just expensive boxes of air wrapped in white drywall. You walk in, it’s clean, it’s "minimalist," and it’s about as soulful as a hospital wing. We’re over it. At Bolen Engineering, we spend our days staring at the bones of buildings, and we’ve realized that the best bones don't need to be hidden behind a layer of gypsum.


Enter Cross-Laminated Timber (CLT). If you haven’t met CLT yet, think of it as plywood on steroids: massive, structural, and honestly, beautiful. While the big-city developers are using it to build wooden skyscrapers, we’re obsessed with what it does for the "small" stuff: the custom lake houses, the laneway suites, and the mountain cottages across the province.


It’s time to stop thinking of engineering as just "making sure it doesn't fall down" and start seeing it as the foundation of the vibe. That’s the Aesthetic Engineer mindset.

Location: BC – The Shift from Studs to Soul

In the world of residential structural design, we usually live and breathe BC Building Code Part 9. It’s the rulebook for small-scale builds. Traditionally, Part 9 means stick-framing: 2x4s, 2x6s, and a lot of manual labor. It works, but it’s limited.


And with the 2024 BC Building Code, Part 9 lateral design got a lot less sleepy. One of the big shifts is the new braced wall band language: clearer requirements around where lateral resistance lives, how braced wall panels stack up through the building, and how loads actually travel from roof diaphragm to walls to foundation without getting lost in the architectural sauce. In Southern BC, where seismic demand is very much not theoretical, that matters. A lot.

This is where CLT starts looking less like a design indulgence and more like a cheat code. A CLT floor or roof panel can act as a seriously capable diaphragm, collecting lateral loads and dragging them over to the vertical resisting elements. CLT wall panels also bring legit shear wall capacity, with stiffness and load-sharing that can make lateral force paths a whole lot cleaner than a patchwork of smaller components. Obviously, connections still do the heavy lifting behind the scenes — hold-downs, screws, steel plates, collectors, all the fun stuff — but the panel itself is doing real work in the lateral system.


CLT flips the script. Instead of hundreds of individual framing members that need to be assembled on site, CLT arrives as massive, prefabricated panels. Because these panels are engineered to be incredibly strong and stiff, they allow us to do things that make architects drool: massive spans without annoying columns, cantilevered roofs that look like they’re floating, and: the holy grail: exposed structural wood that stays exposed.

The Surgical Approach: Use It Where It Counts

Look, we get it. Building an entire 3,000-square-foot house out of pure CLT is a flex, but it can also blow the budget if you aren't smart about it. The real magic happens with strategic placement. You don’t need to go full mass timber to get the "wow" factor.

  • Vaulted Ceilings: Skip the standard truss-and-drywall combo — a CLT roof panel gives you an instant, finished wood ceiling that feels solid and warm.

  • Feature Soffits: Extending CLT from the interior to the exterior creates a seamless look that defines the modern Okanagan aesthetic.

  • Stair Treads & Landings: Using a 3-ply or 5-ply CLT panel for a grand staircase isn't just structural; it's a piece of furniture you happen to walk on.

  • Accent Walls: A solid timber wall in a master bedroom or living area adds a level of acoustic dampening and thermal mass that drywall just can't touch.

Then there’s Mercer Mass Timber with their plant in Okanagan Falls, giving clients across the region solid access to locally produced material.

Using local CLT isn't just about "buying local" (though that’s a massive plus for your carbon footprint); it’s about a material that fits the landscape and the projects we see across southern BC. We work with homeowners and builders from the Kootenays to the Okanagan to the Boundary region, and the appeal is consistent: lots of glass, stone, and wood, with structure doing more of the visual heavy lifting. Why It Feels Different (The "Touch" Factor)

There’s a psychological side to this, too. People want to touch CLT. You don't walk into a room and want to run your hand along a piece of drywall, do you? But a solid, 5-ply wood panel? You can’t help yourself. It feels alive. It has texture, it has scent, and it has thermal mass: which means it stays cool in our blistering 35°C Kelowna summers and holds the heat when the snow starts falling.


From a technical standpoint, CLT is a beast. It’s five times lighter than concrete but brings serious strength. In a seismic zone like BC, being light and strong is a massive advantage. It means we can design structures that are more resilient to earthquakes while using smaller, more sustainable foundations.


And this is exactly why the 2024 Part 9 updates are such a big deal. When the Code starts tightening up expectations around braced wall bands, it’s really asking for a cleaner, more intentional lateral system. CLT plays incredibly well in that conversation. Large-format timber panels naturally want to behave like structure, not filler. They can span as diaphragms, act as shear-resisting walls, and help create a much more legible load path in seismic design — which is the kind of thing engineers get weirdly excited about over coffee.

In practical terms, that means CLT can be a seriously strong component in the overall lateral force resisting system for homes in higher seismic regions across Southern BC. Not a magic wand. Not a free pass. But a material that gives you stiffness, continuity, and performance in one tidy package. When we’re looking at braced wall panel layouts, overturning restraint, diaphragm transfer, and connection detailing under Part 9, CLT gives us a lot to work with — and it looks ridiculously good while doing it.
